Committee approves zoning for new year-round waterpark

The Planning and Housing Committee today approved zoning for a new year-round waterpark in Kanata.

The Planning and Housing Committee today approved a zoning amendment to permit a new year-round destination-oriented recreational facility in Kanata.

The approved amendment would allow a new recreation and tourism destination southwest of Highway 417 and Palladium Drive. The proposed development includes an indoor water park, a 236-room hotel, a family entertainment centre and a restaurant that could attract residents and visitors throughout the year.

The City has identified this private development as a high-impact economic project because it is expected to create jobs, attract visitors and support local tourism activity. It will also expand recreation opportunities in the area.

Update on Ottawa's housing progress

The Committee received an update on new homes approved, permitted and started in Ottawa during the first half of 2026, based on City and Canada-wide housing data. Ottawa has approved nearly 6,100 new homes, issued permits for more than 5,800 homes and recorded more than 4,100 housing starts in the first half of 2026. 

Ottawa continues to see significant homebuilding activity, with one of the highest housing start rates among Ontario municipalities. New homes are being built across the city at a steady pace.

City Council has committed to helping address Ottawa's housing crisis by supporting the construction of 151,000 market homes by 2031. You can track housing approvals and development activity through the City's interactive housing approvals dashboard. Tracking began in January 2023, and between that time and the mid-point of 2026, Council has provided land-use approvals for more than 74,000 new homes. As a result, more than 49 per cent of the homes needed to meet the 2031 goal have received land-use approval.

If Council approves the land-use permissions that the Committee recommended today, applicants will be able to seek building permits or further approvals to build another 386 new homes. Since the start of 2026, the Committee has recommended land-use permissions that would support nearly 3,400 new homes.

Committee approves new homes in Hintonburg and replacement building for Carleton Tavern

The Committee approved Official Plan and zoning amendments to permit a new mixed-use development in Hintonburg, near Tunney’s Pasture Station. The project would add 386 new homes near rapid transit, create space for shops and services, and include a public plaza for residents and visitors.

The proposal would replace the existing buildings on the block southwest of Parkdale Avenue and Spencer Street with a 32-storey residential tower featuring a five-to-six-storey base. A new two-storey building that reflects the character of the existing Carleton Tavern is also planned on the site.

Any future development on the site would be required to include both the replacement building and the public plaza. The tower portion of the development would need to be located toward the northwest of the site, closest to Tunney’s Pasture Station and farthest from nearby low-rise homes.

City Council will consider the recommendations from today’s meeting on Wednesday, September 9.
